Living in Tossa de Mar

Tossa de Mar is a small municipality on the Costa Brava, in the Selva comarca of Girona province. It counts around six thousand residents, yet asking prices per square metre run well above far larger resorts such as Lloret de Mar or Salou. Small and dear is the shape of the town, and most of its housing is not lived in year round: the 2021 census found only about a third of homes were principal residences.

The annual census put the population at 6,293 on 1 January 2025; the padron, a different count, says 6,347. Foreign nationals are about a quarter of residents, a lower share than Lloret de Mar, Roses or Salou report. No single group dominates: the largest, Moroccan nationals, is about a ninth of the foreign population, followed by Colombians, Ukrainians and Italians. British, German and French residents together are fewer than two hundred.

The market is thin to read. Idealista's July 2026 index has asking prices up by about a tenth over the year, but slightly down on both the month and the quarter, just under a record set in May 2026. Only two districts carry prices, and one of them is itself called Tossa de Mar, so read district tables carefully. There is no railway station, no published hospital assignment and no weather station publishing climate normals; this guide says so rather than borrowing figures.

The case for

  • Low density for a coastal resort municipality

    The municipality covers 38.58 square kilometres at about 163 people per square kilometre, far below Lloret de Mar at roughly 861 or Salou at more than two thousand, on IDESCAT's 2025 figures.

  • Schooling in town through to Batxillerat

    Generalitat open data for 2025 to 2026 records three centres covering nursery, infant, primary, compulsory secondary and Batxillerat, with around 240 primary pupils and 67 in Batxillerat, so a family need not leave the municipality for school.

  • A broad foreign mix, no dominant nationality

    The largest foreign group, Moroccan nationals, is about a ninth of foreign residents, with Colombians, Ukrainians, Italians and Gambians following, on the 2025 census. Contrast Roses, where a single nationality is more than a third of the foreign population.

  • Asking prices rose about a tenth in a year

    Idealista's July 2026 index puts growth at about a tenth year on year, in line with Girona province as a whole, and the municipal series set its record as recently as May 2026.

  • One combined ticket covers train and bus

    Rodalies sells a combined ticket pairing the train with a Coaches Pujol bus onward from the Blanes rail leg to Lloret de Mar and Tossa de Mar, an operator published route rather than an informal connection.

The case against

  • No railway station in the municipality

    Adif's own station finder returns no station for Tossa de Mar. Rodalies' published offer is the combined ticket, whose train leg ends in Blanes, a different municipality, with a bus onward. No journey time or frequency is published on that page.

  • No published hospital assignment for residents

    Tossa de Mar sits in ABS 142, an area named for Lloret de Mar, within the Girona health region, but no source publishes which hospital serves it, so we name none rather than guess.

  • Second homes outnumber lived-in homes heavily

    The 2021 census counted 7,105 homes but only 2,520 principal residences, about a third. Hotel places alone, 7,562 in 2025, exceed the resident population, so expect a town that empties outside season.

  • Buying close to a record high price

    Idealista's municipal series peaked in May 2026 and July 2026 sits just below it, with monthly and quarterly readings slightly negative. A buyer today pays close to the highest asking prices ever recorded here.

  • Thin, confusing district level price data

    Only two districts carry prices, and one is itself called Tossa de Mar, easily misread as the municipality figure. La Pola i Giverola-Salionç is listed without a price. Comparing neighbourhoods from published data is barely possible.

Where you might be better off elsewhere

Tossa de Mar suits a buyer who wants a small town at a high price and accepts the trade: no railway station, no published hospital assignment, district price data too thin to compare neighbourhoods, and a housing stock in which principal residences are about a third. If those terms do not suit, there are real alternatives on the Catalan coast. If rail access matters, Sitges has a station with Rodalies services on Adif's own departure board, and Salou opened its station in June 2025. For the same province at a lower entry price, Lloret de Mar asks materially less per square metre and prices twelve districts against Tossa de Mar's two, though it is a far larger town with a much higher foreign share. Roses sits at a similar price level with six priced districts and a basic health area carrying its own name. A buyer drawn to canals should look at Empuriabrava, with seventeen districts listed. None is a like for like swap; Tossa de Mar's scarcity is the point, and its price says so.

No. Adif's station finder, checked with a working positive control, returns no station in Tossa de Mar. Rodalies sells a combined train and bus ticket in which the train runs to Blanes, in a different municipality, and a Coaches Pujol bus continues to Lloret de Mar and Tossa de Mar. Neither journey times nor frequencies are published on that page, so we quote none. Catalonia's second rail operator, FGC, does not serve the town either.
Which hospital serves Tossa de Mar?+
No hospital assignment is published. Tossa de Mar falls under ABS 142, the basic health area named for Lloret de Mar, in the Girona Sud health sector and the Girona health region; every registered health establishment in the town carries that ABS. Barely. Idealista's July 2026 table prices two districts: Santa Maria de Llorell and a district itself named Tossa de Mar, which is easy to confuse with the municipality row above it. A third area, La Pola i Giverola-Salionç, is listed but carries no price. Idealista also changed its methodology from July 2026, saying it restated historical series in those countries whose series required it, without naming Spain, so treat year on year comparisons with care.
Are prices in Tossa de Mar rising or falling?+
Both, depending on the window. On Idealista's index for July 2026, asking prices are up by about a tenth on a year earlier, but slightly down on the month and on the quarter, and the series' record was set in May 2026. The direction over a year is up, while the latest readings have softened from an all time high. A buyer negotiating today is doing so just below the highest level the series has recorded.

A town of about six thousand therefore schools its children locally through Batxillerat, though with essentially one centre per stage there is no choice between schools.
